Most floors I work on have worn finishes, scratches and often underlying issues like uneven areas, chatter marks or movement in the boards. These need to be dealt with properly to get a consistent result.

The process starts with heavier sanding to remove old coatings and surface damage, then works through multiple stages using the correct grit sequence. Edges and detailed areas are sanded separately to keep the finish even across the whole floor.

Where needed, repairs are carried out and gaps can be filled to improve both the look and overall finish.

The final sanding stage is always completed using a planetary refining machine. This smooths out the surface, removes belt sander marks and leaves a much more even finish — which makes a noticeable difference once the floor is sealed.

Choosing the Right Finish

Once the floor is fully prepared, the finishing stage is what really defines how it will look and how well it performs over time.

The two main options are lacquer(blog) and hardwax oil(blog), and both have their place depending on how the room is used.

Lacquer is the more durable option and is usually the best choice for high-traffic areas or spaces where spills are more likely. It’s available in a range of sheens, including ultra-matt finishes that give a more natural look while still offering strong protection.

Hardwax oil gives a more natural appearance and brings out the character of the wood. While it’s not as hard-wearing as lacquer, it is easier to maintain and recoat over time without needing to sand the entire floor again.

One of the biggest issues I see is finishes being applied incorrectly, or chosen without thinking about how the room is actually used. Hardwax oil, for example, still needs the correct maintenance — it’s not completely maintenance-free.

This recent project in Doncaster involved restoring a heavily worn pine floor that had developed a strong orange tone over time — something that’s quite common with older finishes.
